Red Planet Hotel (BGC) is an 18-story hotel with 245 guestroom units from the 8th to the 19th floor, retail areas on the ground and 2nd floors, parking from the 2nd to the 6th floor, a basement, and a reception lobby on the ground floor. Located in the heart of Bonifacio Global City (BGC).

It is known for its commitment to quality service at an affordable price, Red Planet Hotels caters to both business and leisure travelers seeking a hassle-free experience.

CLIENT REQUIREMENTS

Â鶹´«Ã½É«ÇéƬ Inc., was hired as the third-party quantity surveyor for the Red Planet Hotels project, responsible for managing and controlling project costs effectively from the pre-construction stage through procurement, construction, and post-construction.  Our expertise in cost estimation, budgeting, contract administration, and risk management is crucial to ensuring the project is completed within budget while meeting the required quality and performance standards.

The client’s need for QSI’s specialized skills underscores the importance of precise cost management in the successful delivery of the construction project.

OUR CONTRIBUTION

Starting from July 1, 2017, to August 17, 2017, during the Pre-Construction Phase, QSI provided preliminary cost estimates based on initial design concepts and project specifications to help the client assess financial feasibility. We developed a detailed cost plan and budget based on the final design and project scope, estimating costs for construction, materials, labor, and other project-related expenses. Additionally, QSI assisted in evaluating the economic viability of the project, including potential return on investment and financial risks, while recommending cost-effective alternatives and modifications to enhance value without compromising quality and functionality.

From April to August 2018, in the Procurement Stage, QSI prepared detailed Bills of Quantities (BOQs) to define the scope of work and quantities required for tendering purposes. We managed the tendering process by preparing tender invitations, evaluating bids, and recommending contractors, ensuring that tenders were accurately priced and compliant with project requirements. QSI also drafted and reviewed contract documents to reflect the agreed terms and conditions, managing the negotiation of contract terms with contractors.

In the Construction Phase, from August 2018 to May 2024, QSI tracked and monitored project costs, regularly updating the client on financial status and managing expenditures to ensure adherence to the budget. We assessed and managed the financial impact of design changes, variations, and unforeseen issues, preparing and processing change orders and variation claims. QSI reviewed and certified progress payments to contractors and suppliers based on work completed and contract terms, oversaw the administration of contracts to ensure compliance with terms and conditions, resolved any contractual disputes or issues that arose during construction, and conducted site visits to monitor progress, verify work quality, and assess any cost implications associated with site conditions or changes.

During the Post-Construction Phase, we prepared and finalized the project’s final accounts, including reconciliations of all costs, settlements with contractors, and any outstanding financial matters. We managed the defects liability period, ensuring that any necessary remedial work is completed and all contractual obligations are met. Additionally, we conducted a post-project evaluation to assess the accuracy of cost estimates, budget management, and overall financial performance of the project. Throughout the project lifecycle, we provided comprehensive financial reports and documentation, including cost analyses, budget forecasts, and financial statements.
